If it’s located in the restricted zone, the title-deed will be held by a Mexican Bank – Fideicomiso or depending on the size of the property, you might have to create a Mexican Corporation.

Also depending on who is selling to you, you will need certain requirement from the seller that are very crucial because they can affect you when you go to sell in the future.

In order to sign any legal documents at a Notary in Mexico you will need a FMM – Tourist Visa. You will need it at the time of closing at a Notary.
